Sales Up but Prices Down
Weathering a significant storm is the best way to describe how King George has performed in today's tumultuous real estate environment. We're half way through 2009, time to give you an update on how we're doing.
First, we'll start with the good news. The market continues to stabilize and most feel that the "free fall" has officially ended. Buyers are active in the market again taking advantage of new, affordable prices, interest rates remain at historic lows and an $8,000.00 tax credit (which expires November 30, 2009) is driving first time homebuyers into the American Dream of Homeownership.
Listing inventory has stabilized with 43 new listings in June 2009 versus 42 new listings in June of 2008. Closed sales is the most exciting news to report with sales up a whopping 109% compared to the same month a year ago. Year to date sales are up an impressive 22%. Pending sales are also a bright spot with a year to date gain of 32.4%. The average days a house stays on the market in King George is improving but still averages to be 144 days.
Now, the not so good news ... Housing prices in King George are still in decline. Year to date the median sales price has dropped from $297,000 to $241,000 (an 18.9% drop). Another lagging indicator is homes priced above $350,000. They continue to sell slowly. There have only been 12 homes sell above $350,000 in 2009 and none have sold above $500,000. While the market has found some legs ... the cloud lingering over our heads is the possibility of additional foreclosure listings hitting the market risking further price declines.
Let's end on a good note though ... as of July 18th, there are 42 families that have their home under contract ... and there’s even one house that's under contract above $500,000!
